Most roofs in the Klang Valley have a working life of around 20–30 years. After that point you'll find yourself paying for one repair after another, often on jobs that overlap with each other. A full replacement resets the clock and gives you a known, warranted system overhead.
Signs it's time for a re-roof
- Multiple leak points appearing in different parts of the house
- Sagging rafters, soft spots underfoot or visible daylight in the attic
- Tiles that have become brittle and crack when walked on
- Rust through several panels of a metal deck roof
- Ceiling stains that return weeks after a previous repair
What a Frontiq replacement includes
- Pre-strip survey. We photograph the entire roof, note structural concerns and confirm material choices with you.
- Safe strip-out. Existing tiles or sheets are removed in sections, with debris kept off your landscaping.
- Structural check. Battens, rafters and trusses are inspected and any rotted or termite-damaged timber is replaced.
- New sarking and underlay. A breathable reflective foil layer dramatically reduces attic heat and gives a secondary water barrier.
- New roof covering. Concrete or clay tiles, metal deck, standing-seam metal or composite shingle — all to manufacturer specification.
- Fascia, gutter and flashing reset. Where age and the new profile demand it, fascia boards and gutter runs are renewed at the same time.
- Walkthrough and warranty handover. You receive a written warranty, supplier docs and a maintenance schedule.
Materials we install
Concrete tiles (Monier, Yong Peng), clay tiles, Bluescope Lysaght Klip-Lok metal deck, IBR profile metal sheets, Onduline bitumen sheets and IKO architectural shingles. We don't favour one supplier — we recommend based on your roof's pitch, structure, exposure and budget.
Typical timeline
A double-storey terrace house usually takes 5–7 working days from delivery of materials. Bungalows and detached homes commonly run 10–14 working days. We pour in two crews for larger projects so the roof is never open longer than necessary, and we keep a tarp roll on every truck for unexpected showers.
