Roof Restoration

Cheaper than replacement, longer-lasting than a quick clean — restoration is the sweet spot for roofs in the 10–18 year age range.

Aged roof being restored to like new

Malaysia's combination of UV, humidity and torrential rain is hard on roofing materials. Concrete tiles lose their factory coating after a decade or so, paint on metal sheets oxidises, and mossy build-up in the shaded sections quietly traps moisture against the surface. Restoration tackles all of that without the cost and disruption of a full replacement.

What restoration involves

  • High-pressure cleaning of the entire roof surface to strip moss, algae and oxidised coating
  • Replacement of any individually broken or slipped tiles
  • Re-bedding and re-pointing of ridge caps using flexible compound
  • Application of a fungicidal primer to stop biological regrowth
  • Two-coat application of UV-stable, breathable membrane in the colour of your choice
  • Final gutter clear-out and downpipe flush

Concrete & clay tile roofs

For tile roofs, we focus on resealing porous surfaces, restoring the original colour and reinforcing the cement bedding under the ridges. Many homeowners are surprised at how much heat reduction they notice in their upstairs rooms after restoration — a clean, reflective surface stops absorbing the afternoon sun.

Metal deck roofs

For metal roofing, we treat any rust spots with a converter, prime the affected panels and re-coat using a heat-reflective acrylic membrane rated for tropical conditions. We don't paint over corrosion — that buys six months of looks and not much else.

How long it lasts

A properly executed restoration typically buys an additional 10–12 years before any major intervention is needed, provided yearly gutter maintenance is kept up. We give you a written maintenance reminder schedule so nothing gets missed.
